Well water test

General homeowner’s well water test sampled at the home and courier service to a Massachusetts certified water lab for analysis. This water test is for informational purposes and is not to be considered compliance testing. No water will be sampled on Friday or Saturday, due to water lab restrictions. Water reports from the water labs may take over one week to receive.

Radon in air test

The EPA considers radon to be the leading cause of lung cancer in non smokers. Radon is a colorless, odorless, naturally occurring, radioactive gas given off by decaying radioactive material in the earth. Using certified testing equipment and procedures are the only way to know for sure what the levels of radon are in the building. The EPA recommends remedial action at 4.0 picocuries per liter of air or higher. The radon test needs to run for a minimum of 48 hours. The equipment will have to be picked up after a minimum of 48 hours of testing.

Wood destroying insect inspection

Any structure can be damaged by wood destroying insects. The National Pest Management Association form 33 (NPMA33) is the standard form HUD uses to document the signs or presence of wood destroying insects and recommend treatment. If any evidence of termites, carpenter ants, carpenter bees or powder post beetles are found during the inspection, it can be documented in the NPMA33.

Radon in water test

Radon concentration in wall water may contribute to radon quantity in the air of the home, which cannot be mitigated by a radon in air mitigation system. The MA DEP recommends remediating radon in well water when quantities exceed 10,000 picocuries per liter of air. At this concentration, the radon in the air concentration is elevated by about 1 picocurie per liter of air.

Outbuilding inspection

Detached outbuilding inspection. Separate structure receives a separate inspection report. An outbuilding is defined for this purpose as a structure on the property, separate from the main dwelling.
